Building a new villa in Dubai typically costs AED 1,200–1,500 per sq ft of built-up area in 2026, including MEP. Construction usually takes 12–18 months once design and approvals are complete. A 5,000 sq ft villa therefore needs a build budget of roughly AED 6–7.5 million, before land. Cost and time always vary with your project's requirements.
These figures come from LDV's own villa design and build projects in Dubai, not from industry averages. Below we explain what the range covers, what pushes a project up or down, how long each phase takes and how to compare contractor quotes, so you can set a realistic budget before you commit.
For a new villa built by an experienced design and build contractor, plan on AED 1,200–1,500 per sq ft of built-up area. Treat this as a starting range, not a fixed price: your final cost depends on your plot, your design and the specification you choose.
• New villa construction: AED 1,200–1,500 per sq ft, 12–18 months of construction.
• Major villa renovation (for comparison): AED 700–900 per sq ft, 6–12 months.
The lower end of the range suits a well-planned villa with an efficient structure and premium but standard finishes. The upper end reflects more complex architecture and a higher specification. Two villas of the same size can sit at opposite ends of the range.
When you compare per-sq-ft prices, always check two things:
• What area is being measured. Our rates are quoted on built-up area (BUA). Some contractors measure differently, for example counting covered terraces or roof structures separately.
• What the rate includes. Our rate includes MEP (air conditioning, electrical and plumbing). The finish specification, joinery, landscaping, pools and design fees vary by project, so confirm exactly what's included in any quote you receive.
Here's how the range translates into a budget for a 5,000 sq ft ground-plus-one villa:
• Efficient design, premium finishes: 5,000 × AED 1,200 = AED 6,000,000
• Mid-range complexity and finishes: 5,000 × AED 1,350 = AED 6,750,000
• Complex design, high specification: 5,000 × AED 1,500 = AED 7,500,000
On top of the build budget, plan for the land, any design fees not included in your contract and a contingency for changes you decide to make along the way. For how design fees work, see our guide to villa design cost in Dubai.
Most of the difference between AED 1,200 and AED 1,500 per sq ft comes from decisions made at design stage:
• Structure: basements, long spans, cantilevers and double-height spaces need more concrete, steel and engineering.
• Facade and glazing: large-format glazing, stone cladding and timber screens cost more than rendered walls.
• Finish level: imported stone, bespoke joinery and designer fittings move the rate quickly.
• MEP and technology: the cooling system, smart-home systems, lighting control and solar all add cost and value.
• Outdoor works: pools, landscaping, pergolas and outdoor kitchens are often scoped separately.
• Plot and site: soil conditions, access and neighbouring buildings affect foundations and logistics.
• Design changes during construction: the most avoidable cost. Fixing the design before work starts keeps the budget stable.
A new villa moves through the same stages, and each one carries a share of the budget:
1. Design and engineering: architecture, structure, MEP design and interior design.
2. Approvals: developer NOC, building permit and utility approvals.
3. Enabling works and foundations: excavation, foundations and waterproofing.
4. Structure (shell and core): columns, slabs, walls and roof.
5. MEP: electrical, plumbing, drainage, air conditioning and fire safety.
6. Facade and glazing: cladding, windows, doors and shading.
7. Interior finishes and joinery: flooring, ceilings, kitchens, bathrooms and wardrobes.
8. External works: landscaping, pool, driveway and boundary walls.
9. Testing, inspections and handover: authority inspections, completion certificate and snagging.
Approvals rarely cost much, but delays there hold up everything else. Our guide to villa renovation approvals and NOCs explains how authorities and developers review projects.
If you'd rather hand the permit process to specialists, our approvals partner Dubai Approvals can manage it for you.
On our projects, construction of a new villa usually takes 12–18 months. That's the build itself: design and approvals come first, so plan for them on top. Simpler villas with a fixed design sit at the shorter end; larger villas with basements, complex facades or bespoke interiors take longer.
The biggest time savers are a complete design before construction starts, early approvals and quick decisions on materials. The biggest delays come from late design changes and long-lead imported items ordered too late.
If you already own a villa, a major renovation typically costs AED 700–900 per sq ft and takes 6–12 months, compared with AED 1,200–1,500 and 12–18 months of construction for a new build. Renovation makes sense when the structure is sound and the layout can work for you. Rebuilding makes sense when you're fighting the structure or want a completely different layout.
We compare both options in detail in renovate or rebuild.

A quote is only comparable when the scope is the same. Before you choose a contractor:
• Ask for a priced bill of quantities, not one lump sum.
• Check what each rate includes: MEP, finishes, joinery, landscaping, pool and approvals.
• Look for provisional sums and allowances, and how they're adjusted.
• Confirm the payment schedule is linked to completed milestones.
• Ask for completed villas you can visit and references from past clients.
1. Comparing rates without comparing scope. The cheapest per-sq-ft quote often leaves out the most expensive items.
2. Starting before the design is final. Changes on site cost far more than changes on paper.
3. Forgetting outdoor works. Pools and landscaping can be a large share of the total.
4. No contingency. Keep a reserve for decisions you make along the way.
5. Ordering long-lead items late. Imported stone, glazing and fittings can hold up the whole programme.
In 2026, new villa construction typically costs AED 1,200–1,500 per sq ft of built-up area, including MEP. The exact figure depends on design, structure, finishes and site conditions. Land is extra.
At AED 1,200–1,500 per sq ft, the build budget is roughly AED 6–7.5 million, before land and contingency.
Construction usually takes 12–18 months, depending on size and complexity. Design and approvals come before that, so start them early.
Renovation typically costs AED 700–900 per sq ft and takes 6–12 months, so it's usually cheaper and faster, as long as the existing structure suits your plans.
Mostly because of scope. Quotes differ in how they measure area, what they include (MEP, finishes, joinery, landscaping, pool) and the specification they assume. Compare like for like.
These ranges help you plan, but your plot, design and specification decide the real number. Our team prices projects from the design, so you know what you're committing to before work starts.
